POSITION SUMMARY
This role will provide disciplined financial oversight and coordinated execution across TEI's real estate and investment portfolio. It ensures leaders have accurate analysis, organized records, timely funding information, and well-supported materials for business, tax, legal, governance, and capital-allocation decisions.

Deliver accurate portfolio reporting, financial models, forecasts, and decision-support analysis.
Coordinate property operations, capital projects, transactions, and external relationships.
Ensure complete, audit-ready documentation and effective controls over commitments, invoices, funding, and payments.
Provide clear status updates, approval materials, and timely escalation of material risks, variances, and exceptions.
CORE RESPONSIBILITIES
Portfolio Analysis and Strategy Support

Maintain portfolio schedules and reporting; analyze operating results, cash flows, valuation inputs, market information, risks, and capital requirements; and prepare models, scenarios, and recommendations for portfolio and capital-allocation decisions.
Property Operations and External Coordination

Serve as a primary internal contact for property managers, HOA representatives, brokers, legal counsel, title companies, vendors, and other advisors. Track property matters, agreements, insurance, maintenance, deliverables, and follow-up items.
Capital Projects and Financial Controls

Coordinate approved property improvements from scope through close-out. Monitor budgets, schedules, commitments, change orders, retainage, invoices, payment support, coding, taxes, and final documentation, and report material variances.
Treasury, Funding, and Reporting

Prepare funding requests and cash flow forecasts; coordinate approved wire and check requests; maintain property budgets, cash activity, invoice logs, and payment records; resolve discrepancies; and follow segregation-of-duties requirements.
Transactions and Governance Support

As needed, coordinate acquisition, disposition, and exchange activities from diligence through closing; administer documentation and signature workflows; track deposits, proceeds, deadlines, and post-closing items; and prepare factual materials for management, board, and property committee review.
MEASURES OF SUCCESS
Portfolio schedules, property records, cash forecasts, and project cost information are current, accurate, and audit-ready.
Management receives concise, timely analysis and approval materials that clearly identify performance, risks, funding needs, and recommended action.
Property matters, capital projects, and transaction deliverables are coordinated against defined budgets, schedules, approvals, and deadlines.
Invoices, payment requests, commitments, and closing records consistently include appropriate support, coding, approvals, and evidence of completion.
Material variances, legal or tax questions, unusual requests, and policy exceptions are identified early and escalated promptly.
CANDIDATE PROFILE & QUALIFICATIONS
Required
3-5 years of relevant experience in financial analysis, real estate, investment analysis, property accounting, treasury, asset management, or a related function.
Experience preparing budgets, cash flow forecasts, funding requests, financial models, invoice and payment support, project cost schedules, and property-level reporting in a strong internal-control environment.
Ability to analyze property performance, operating trends, valuation inputs, risks, and capital requirements and present findings clearly to management.
Experience coordinating with third-party property managers, HOA representatives, vendors, brokers, and professional advisors.
Experience supporting capital projects and property improvements, including budget tracking, invoice review, schedule monitoring, change orders, and project close-out.
Advanced spreadsheet and financial modeling skills, including proficiency with financial schedules, document management, electronic signature tools, and concise written reporting.
Preferred
Bachelor's degree in finance, accounting, real estate, business, economics, or a related field; equivalent relevant experience will be considered.
