Cos’è il Property Manager?

I nostri Property Manager sono professionisti che si occupano della gestione di un immobile per conto della Società, con lo scopo di preservare e aumentare il valore del patrimonio immobiliare. Fanno da intermediari tra gli inquilini e il Proprietario, riscuotono gli affitti ed ogni altro tributo previsto contrattualmente, e gestiscono l'appalto dei servizi di manutenzione ordinaria degli immobili.

Tra le altre, in particolare, svolgono le seguenti attività:

Sviluppo delle attività commerciali di acquisizione di ulteriori immobili in gestione

Creazione primo annuncio sulla piattaforma di PMS – Property Management System – e integrazione delle piattaforme OTA (Esempio: Airbnb, Booking, Expedia etc.)

Verifica qualità delle foto post shooting e delle dotazioni dell’appartamento

Verifica e coordinamento delle registrazioni SUAP e delle altre pratiche burocratiche di avvio attività (Start-Up)

Monitoraggio e analisi dell’andamento degli appartamenti in gestione

Costante aggiornamento delle Informazioni degli appartamenti sulla piattaforma di PMS –e gestione delle prenotazioni e controllo degli incassi (soggiorno, tasse, cauzione)

Coordinamento attività operative di gestione, incluse le attività di cleaning e facility management

Accoglienza e assistenza ospiti, check-in e check-out, Web Alloggiati e Radar

Assunzione di responsabilità per Web Alloggiati

Gestione dei rapporti con la proprietà degli appartamenti

Coordinamento attività operative di gestione

Coordinamento continuo con il Cliente e con gli altri Property Manager

Revenue management: impostazione e gestione dinamica delle tariffe degli appartamenti e dei tassi di occupazione o Gestione dei profili online degli appartamenti

Gestione tempestiva delle richieste dei potenziali ospiti

Per svolgere al meglio le attività di Property Manager e contribuire al successo della società Elfaro Bnb, sono richieste le seguenti qualità Professionali:

Spirito imprenditoriale, autonomia e leadership

Eccellente capacità di monitoraggio, analisi e verifica

Ottima capacità di organizzazione, pianificazione e gestione delle priorità Capacità di risolvere problemi e imprevisti legati all’accoglienza turistica Precisione ed accuratezza
