Construction Manager
**Compiti e responsabilità**:
- Fungere da collegamento, agendo da direttore e motivatore nei confronti di architetti, ingegneri, consulenti, funzionari governativi locali, subappaltatori e clienti durante l'intero processo di costruzione.
- Collaborare con o fornire assistenza al team incaricato della stima preliminare dei costi di costruzione (stima concettuale) durante il processo di progettazione/sviluppo per il conseguimento di un budget target per l'approvazione del senior management.
- Partecipare alla stesura del contratto di costruzione del cliente, seguendone la conforme esecuzione e assicurando costantemente una chiara comprensione dei termini e delle condizioni.
- Gestire l'elaborazione del contratto o la determinazione del prezzo dei progetti tramite offerte di subappaltatori in merito ai documenti di costruzione e un'adeguata valutazione della definizione dell'ambito. Formulare raccomandazioni in merito alle opportunità di ingegneria del valore per il conseguimento dell'obiettivo di budget del cliente.
- Redigere rapporti di analisi dei costi del lavoro su base mensile (Tétrisoft).
- Redigere e aggiornare adeguati documenti di progetto e controllo dei costi in modo puntuale.
- Monitorare e gestire il processo di richiesta di acquisto e dei crediti del cliente. Interfacciarsi con i team responsabili della costruzione e degli aspetti finanziari nella misura necessaria alla preparazione della Richiesta di pagamento al cliente. Esaminare le richieste, verificandone la precisione e la completezza.
- Definire gli obiettivi, le politiche e le procedure di progetto, e standard di performance coerenti con la visione del cliente.
- Elaborare accuratamente e assicurare la puntuale presentazione dei documenti richiesti per i necessari permessi di costruzione e d'uso conformemente agli obiettiviprogrammati dal cliente.
- Comunicare e distribuire i documenti contrattuali e le informazioni di progetto, nonché tutti i relativi chiarimenti, al personale sul campo e ai subappaltatori in modo puntuale. Tenere a disposizione in ufficio l'insieme aggiornato dei documenti contrattuali.
- Effettuare la revisione progettuale di documenti architettonici, meccanici, elettrici e strutturali con feedback tempestivo ai pertinenti membri del team.
- Rivedere e approvare i disegni costruttivi per la presentazione puntuale a tutte le parti coinvolte. Gestire e amministrare la produzione di disegni di coordinamento.
- Gestire il processo di costruzione conducendo regolari riunioni di cantiere con subappaltatori, rappresentanti dei clienti, architetti, ingegneri, consulenti e altro personale di progetto. L'obiettivo primario delle riunioni è quello di fornire direttive per il processo, stabilire le priorità d'intervento e del processo decisionale, risolvere le problematiche tra le parti e gestire gli obiettivi del team coerentemente con la visione del cliente.
- Collaborare con il coordinatore in materia di salute e sicurezza per monitorare le norme e le procedure di sicurezza in loco per garantire la conformità dell'azienda e dei subappaltatori a tutte le disposizioni di regolamentazione degli enti preposti.
- Predisporre e aggiornare in modo accurato e puntuale le tabelle di avanzamento lavori e monitorare l'avanzamento dei lavori per assicurare il puntuale completamento dei progetti.
- Fissare coerentemente la priorità dei compiti da svolgere e assicurare la massima qualità del prodotto bilanciando gliobiettivi finanziari del progetto e garantendo la soddisfazione del cliente.
- Presentare offerte, negoziare, assegnare e preparare tutti i contratti di subappaltatori e fornitori entro i limiti di autorizzazione in modo tempestivo, compresa l'elaborazione dei documenti d'offerta necessari, dei chiarimenti relativi all'entità dell'incarico e dei fogli di calcolo per l'analisi delle offerte.
- Provvedere alla distribuzione e determinazione dei prezzi di tutte le modifiche di progetto ai pertinenti membri del team. Preparare, presentare e gestire l'approvazione delle richieste e degli ordini di modifica.
Garantire il rispetto dei requisiti assicurativi di The Company Construction e la disponibilità presso tutte le parti dei certificati necessari prima dell'inizio dei lavori.
