Studio Bianchi - HR consultancy is looking for a Costruction Director to join our prestigious international client company based in Perugia.

Primary objective of position:
Reporting to the Managing Director the appointed Construction Director will be placed within a small experienced project team for the delivery of a luxury resort and private residencies in Umbria, central Italy.

The individual will be tasked with leading the day‐to‐day construction activities of the Project in accordance with the Project documentation and specifications, all relevant national and international construction standards and Hotel Operator’s requirements, preparing and managing (through to Project completion) a project execution plan and schedule, which sets out industry best practice in how to deliver the Project.

The Construction Director will assume responsibly for the completeness of all tender and construction documentation. This shall include all schedules, specifications, capitalato di appalto and drawing as necessary.

The Construction Director will be responsible for the day to day coordination and management of the Construction Manager (structures) and Construction Manager (MEP). He will be responsible for all construction department output.

Main duties:
The Construction Director will address the following matters on an ongoing basis as part of your core deliverables:
a. Construction - Coordinate all the activities of directly appointed and co‐working contractors, lead all relevant site meetings (weekly and monthly) and act as day‐to‐day point of communication with the on‐site contractors and sub‐contractors. Prepare monthly progress reports, which shall include relevant inputsfrom all contractorsincluding a strategic note from the Construction Director on (i) health and safety, (ii) programme, (iii) productivity and (iv) quality.

b. Construction ‐ The Director of Construction will coordinate the activities of the Project Management consultant(s)(when appointed) where such activities are related to the contractor’s on‐site activity.

c. Construction - Assess the independent valuations of completed works on‐site to ensure all Contractor payments are appropriate for works completed. Manage the commination flow between the Construction and Financial departments on all Contractor payment matters.

d. Programming - Provide ongoing review of contractor programmes and schedules, propose alternative approaches and offer insight into programme savings and re‐sequencing of activities where beneficial.

For areas of the development under a direct management approach develop a master programme and associated procurement schedules, coordinating the inputs of the various sub‐contractors. At all times managing critical path activities in an efficient manner to prevent any slippage of agreed milestones / completion dates.

e. Site Logistics - Develop the site strategy for all logistics, traffic management strategies, site accommodation, deliveries, storage and waste removal as the Project is being delivered through the relevant phases.

f. Site Inspections / Approval / Sign‐off - Undertake daily inspections of work across all areas of the site. Develop an inspection protocol, record findings for contractor rectification prior to re‐inspection. Participate in on‐site and off‐site testing / quality assessment sessions as required.

g. Commissioning - Lead all commissioning sessions with the relevant Project team members and external consultants to ensure all equipment is operating in accordance with the designed performance criteria.

h. Opening - Manage the coordination of all completion activities, rectification works, FF&E installation and coordination with Operator access requirements for pre‐opening activities.

i. Access & Maintenance ‐ Lead the coordination of all post completion rectification, snagging and de‐snagging. With support from the relevant Project team members, contribute to developing a robust quality assurance protocol for all areas of the Project.

j. Health & Safety - Ensure that all site activities are carried out in a manner, which is compliant with all relevant safety legislation (both national and international). Ensure that as the health and safety lead for the client (on‐site) an example is set for others to follow.

Reporting structure:
Construction Director reports directly to the Managing Director of the Project and by matrix reporting - to CEO

of the Project.

Desired Skills and Qualifications, Education/Experience requirements.
- 15 years minimum site based construction experience.
- A record of accomplishment in delivering complex Luxury hotel and or residential development projects on programme and to an exceptionally high level of finish.
- Detailed understanding of the quality of construction and workmanship required for luxury hotels / residencies.

Remuneration:
RAL 66,000 ‐ 80,000 euro
