REAL ESTATE DEVELOPMENT PROJECT LEAD - MIXED USE LUXURY COMPLEX

The Real Estate Development Project Lead will report directly to the COO Global and to the local board of the company development. Will be in regional office in Rome. This individual will be responsible for overseeing and executing our mixed-use development project and also play a broader role in the future in acquisitions.

A leader in the high-income real estate sector with significant operations in hospitality and real estate development.

Description

Key Responsibilities:

  1. Coordinate all aspects of the development process for assigned project, from the acquisition of new land, design and development, construction of all infrastructure and buildings.
  2. Develop, implement, and communicate overall Company Development strategy that maximizes the return on investment for the company.
  3. Coordinate with all functions to formulate strategy and requirements.
  4. Manage development site analysis, assessment/feasibility including review relevant site documents, meet with various public entities, conduct periodic site and neighborhood visitations.
  5. Meet with consultants and attorneys regarding zoning possibilities and limitations, review studies and diagrams, confirm basic configurations.
  6. Working with the Project Director establish and implement the projects development business plan.
  7. Working with the Project Director formulate and finalize the Final Development Brief for the project, and if required, for each stage, in line with the project business plan.
  8. Support the Project Director and Resort staff to obtain master plan approvals. The DM will maintain or obtain amendments as required throughout the project.
  9. Maintain focus throughout project development and execution on the financial parameters of the project (both quantum and quality of returns) to ensure targets are achieved or exceeded.
  10. Assist the Project Director to continue to monitor the project through to completion.
  11. Management of consultant appointments, design development, design, costing, programming, staging, approvals and delivery of the infrastructure, and remediation aspects of the project.
  12. Managing the works within the scope contemplated within the Master Plan, Commercial Assessment and budget.

Profile

Key Skills & Qualifications:

  1. Bachelor's degree in engineering, architecture, business, management or related field.
  2. A minimum of 10 years of experience in real estate development with significant experience in luxury residential and/or hospitality development.
  3. Sound understanding of resort development or mixed-use property development fundamentals.
  4. Strong understanding of project feasibility analysis.
  5. Experience working with a major national or regional developer preferred.
  6. Proven track record of managing all aspects and completing complicated, high-profile, large scale real estate development projects in urban infill locations; previous direct responsibility for handling the entire development process- from site control, through closing, programming the site, securing entitlements and executing the development plan and coordination with the construction and operations teams.
  7. Demonstrated leadership and teamwork skills, experienced manager of internal and external teams on development projects.
  8. Strong communication, interpersonal and networking skills in Italian and English as mandatory. Portuguese is desirable.
  9. Ability to build and leverage relationships within the community and industry.
  10. Analyze strategic and targeted research.
  11. Manage costs including forecasting and provisioning.
  12. Demonstrate a strong understanding of planning and authority approval processes and issues and demonstrate a proven ability to work with authorities to achieve project objectives.
  13. Sound understanding of brand value and place creation.
  14. Strong focus on profit creation but this must be balanced with a passion for creating great places and desirable built form outcomes for our customers.
  15. Disciplined in planning and monitoring.
  16. Customer service oriented.
  17. Demonstrate a track record in developing a high standard of quality for all work produced.
  18. Sound understanding of resort development, masterplanned or mixed-use property development fundamentals.

Job Offer

The base compensation range for this role is competitive. This role is also eligible for a discretionary annual bonus, as well as access to company comprehensive medical insurance.
