Job Summary

We are seeking a highly skilled and experienced Cluster Maintenance Director to join our team at Aaron King International.

About the Role

The successful candidate will be responsible for directing and overseeing the property-level operations to ensure full functionality and safety of all facilities. This includes providing leadership and oversight of field operations, monitoring the conditions of the property, and creating monitoring checks and balances systems to detect necessary repairs and efficiency of equipment.

Key Responsibilities
  1. Leadership and Oversight: Provide leadership and oversight of field operations to ensure compliance with design standards and quality assurance guidelines.
  2. Property Monitoring: Monitor the conditions of the property, including buildings, amenities, and common land, to ensure safety and functionality.
  3. Monitoring Checks: Create monitoring checks and balances systems to detect necessary repairs, efficiency of equipment, and building responsibility.
  4. Maintenance and Repair: Oversee maintenance for profit center with accurate supervision of work order control for interior units, including a program for HVAC prevention.
  5. Property Audits: Conduct property audits to assess maintenance programs and standards related to the properties, including mechanical, electrical, HVAC, and other related equipment.
  6. Contract Negotiation: Negotiate contracts/bids for service agreements, regular projects, and capital projects to optimize product and service quality at the best possible quality and cost.
  7. Staffing and Training: Determine staffing needs and oversee recruiting, selecting, hiring, and training of team members.
  8. Performance Evaluation: Monitor and evaluate team member performance.
  9. Departmental Budget: Create annual departmental budget.
  10. Record Keeping: Maintain accurate records for everything pertinent to the department operation.
  11. Damage and Loss: Serve as contact for reporting damage or loss to buildings and/or equipment and work to mitigate loss and expedite solutions.
Requirements

The ideal candidate will have a working knowledge of tools and procedures related to all maintenance and construction trade, min. 10 years supervisory and management experience, a Masters Degree or work-related experience, and the ability to work under pressure. Additionally, the candidate should be available to work during weekends and bank holidays, if needed.
