Position Overview
Vantage is in search of a detail-oriented, hands-on Preconstruction Manager to assist with construction projects and programs, focusing on pre-construction estimating and cost optimization at a programmatic level. You will become part of the Development Delivery team, providing professional cost analysis and insights for prospective developments and ongoing projects, influencing business-level decisions regarding regional capital expenditures across EMEA.
This role offers a unique opportunity to provide immediate feedback on cost drivers, ranging from site-specific characteristics to potential cost-saving measures and alternative technology assessments. Responsibilities include generating proformas, reviewing general contractor RFPs, collaborating with the Design team on value engineering and cost reduction opportunities, and evaluating major trade bid packages in conjunction with OFCI procurement. You will support the development management and delivery teams by offering professional cost analysis and estimating capabilities.
Essential Job Functions:
- Lead the creation of Capital Expenditure Proformas related to new site developments across Vantage's portfolio, focusing on conceptual planning and pre-construction phases.
- Maintain and enhance company processes and procedures surrounding our internal project development cost database to inform future CapEx decisions.
- Prepare independent internal take-offs and cost estimates from conceptual designs to construction document sets.
- Coordinate with internal stakeholders to identify cost and schedule risks associated with prospective projects.
- Act as a subject matter expert for internal stakeholders on construction and development costs across EMEA markets.
- Review complex proposals from general contractors and major trades for new projects, assisting local project teams in evaluating cost, scope, and schedule impacts.
- Ensure all project work scope is included in estimates; verify all scope, durations, and assumptions support the authorization and release of internal budgets and estimates.
- Research new products and installation techniques, developing cost roadmaps to ensure competitive pricing related to sustainability and data center design initiatives.
- Collaborate with peers to focus on continuous improvement of business processes.
- Analyze drawings, specifications, proposals, and other documentation to prepare, review, and comment on time, cost, and labor estimates for projects.
- Review quantity take-offs as a separate validation of contractor pricing, ensuring consistency with project goals.
- Implement lessons learned to maintain accurate and competitive estimating data.
- Manage competing priorities in a fast-paced environment.
- Develop and sustain relationships with subcontractors and partners.
Job Requirements:
- Bachelor's degree in Engineering or a relevant discipline, or equivalent combination of education and experience.
- 12 years of related experience.
- Experience leading budgeting and pricing efforts for new construction across all trade disciplines.
- Preferred experience in Data Center, Oil & Gas Civil/MEP estimating.
- Preferred experience in green and brownfield new construction estimating.
- Knowledge of all engineering scopes, including electrical, mechanical, structural, and civil.
- Expertise in technical processes, engineering standards, and state and federal codes, with a proven ability to analyze data and generate reports for review.
- Demonstrated experience with cost/estimating software.
- Experience in preparing and reviewing contingency evaluations, durations, and reconciliations for estimates.
- Ability to interpret construction plans, drawings, sketches, and specifications.
- Familiarity with ProCore and Power BI.
- Extensive experience with Microsoft Office tools, such as MS Project, Excel, PowerPoint, SharePoint, and Word, for managing and reporting estimate throughput, status, and labor allocation.
- Travel requirements may reach up to 20%, with potential increases as business needs evolve.
