Hauptaufgaben Incumbent repairs and maintains facility heating, ventilation, air conditioning, and refrigeration systems, applying knowledge of electronic theory and basic logic circuits while working with industrial controls systems (ICS) such as Energy Management and Controls Systems (EMCS) as part of the overall operation of facility HVAC systems. Troubleshoots and repairs various types of electronically controlled HVAC units and systems and self-contained and/or stand-alone HVAC unit controls. Applies control knowledge to determine if any defects are present, explores probable reasons for equipment faults. Locates, isolates, and corrects equipment, component, and subassembly malfunctions associated with local area network, wireless devices, servers, control panels, control hardware and software used in HVAC and EMCS systems such as temperature sensors, electric, air, water, and gas meters. Performs pre-testing, operational functions, and final testing, tuning, alignment, and/or calibration of installed moderately complex electronic and conventional HVAC, ICS, and EMCS controls systems. Performs work that involves installing, recognizing the causes of faulty equipment, and making repairs on a variety of domestic and commercial air conditioning and refrigeration units and systems including other equipment of comparable complexity. Repairs, replaces and/or adjusts a variety of electrical devices. Repairs electrical circuits, repairs and replaces water circulating pumps and cooling coils, aligns motors and pump shafts. Performs inspections on newly installed systems for proper installation and operation of equipment. Recharges system to proper levels of refrigerant. Performs mechanical and electrical maintenance at #600 split units and #400 chiller machines. Replaces and/or cleans filters, bleeds systems and replaces refrigerators, tests for leaks and for excessive load conditions, reconditions, modifies, and fabricates parts. Performs maintenance on gas and oil burners for boilers. Maintains and repairs a variety of industrial and domestic mechanical and electrical operated equipment. Uses all hand tools test equipment and instruments, welding equipment and shop machines including oxy-acetylene equipment. Installs, maintains, repairs, and replaces warm air furnaces, electric, gas (natural and liquefied), and heat pumps that are designed for both heating and cooling. Systems are located throughout the installation and are controlled by both the inside and outside temperatures. Observes and test-operates the system to localize malfunctions in automatic controls to make needed repairs. Inspects, adjusts, and replaces component parts of systems as necessary. Cleans and lubricates pumps and motors. Tests units, pumps, and systems when repairs and/or replacements are completed to ensure they are operating according to requirements. Performs periodic inspection of emergency generators in support of sensitive facilities. Trains inexperienced personnel by giving on-the-job instructions and assistance, observing all safety rules and regulations. Performs shop maintenance/housekeeping duties such as cleaning tools, operational maintenance of shop equipment, sorting of supplies, and materials.NOTE: Incumbent frequently carries and handles heavy weights. Makes repairs and installations from ladders, scaffolding and platforms. Work is performed inside and outside, and requires stooping, stretching, bending, and kneeling for long periods.Tour of duty is 40 hours per week, Monday through Friday from 08.00 to 17.00, including a 1-hour uncompensated lunch break.
