Work includes identifying the job scope, ordering materials needed and executing the work. Must be able to lift up to 50 pounds, climb ladders and work in extreme weather conditions (hot and cold).Complete preventive maintenance as scheduled on School Dude, through PM Direct within the allotted time frame. This includes filter/belt changes, coil cleaning and system inspections. This will be for units from 1 ton - 400 tons; to assist in the prevention of breakdowns. Equipment includes, but is not limited to HVAC boilers, chillers, air dryers, air compressors, window units, PTAC units, wall hung units gas packs, heat pumps, and make up air. As work is completed, request must be closed out in School Dude, in the PM Direct section.Maintain HVAC filter and belt inventory for all sites to ensure availability during scheduled preventive maintenance or if needed for repairs. (Order filters and belts as needed, from Vendor).Complete School Dude work orders through Maintenance Direct, as assigned, in a timely manner. This includes requests for HVAC maintenance from departments within the College. Once requests are received, must be capable of locating the unit in question, having the ability to troubleshoot and provide repair, or a plan of replacement or repair, in a timely manner. As work is completed, request must be closed out in School Dude, Maintenance Direct section.Perform basic functions on Energy Management Systems (EMS). Must be capable of navigating through the system tree to locate the units on all satellite sites. Will need to have the ability to change temperatures, troubleshoot issues, review any noted alarms in alarm section, acknowledge alarms and close out after repairs.Consult and advise supervisors, peers, and contractors in areas of expertise. This includes providing or gathering needed information when called upon to obtain unit specifics (model #, serial #, etc.), as well as providing feedback and suggestions on repair or replacement of equipment.Perform other duties as may be assigned by the supervisor.QualificationsMinimum Requirements: Associate degree + 2 years' directly related work experience; or high school diploma + 4 years' directly related work experience. This position will require basic knowledge of computer operations.Preferred Requirements: The same as listed under minimum requirements plus knowledge of techniques, methods, requirement and practices used in the trade. Skills in the use of various trade tools and equipment. Have the ability to comprehend blueprints, plans and perform heavy manual labor; ability to plan operations and communicate effectively. Must be able to use good judgement and take initiative to complete routine work. Must be able to lift 50 pounds, climb ladders, operate lifts and work in extreme hot and cold environments.
