**The Role**

As Head of Real Estate, you will lead the expansion of Boundless Life’s global property footprint and develop a high-performing real estate investment strategy—including the launch and management of our first-ever Real Estate Fund. This role is a rare opportunity to build a real estate vertical from the ground up within a fast-growing, mission-driven company.

While working closely with the CEO on strategic direction, you will take the lead on structuring operations, sourcing and developing properties, and managing fund performance and asset lifecycle planning. You’ll oversee the full real estate execution—from market analysis and acquisition to post-launch optimization—playing a pivotal role in our long-term global growth.

You will have three main focus areas:
Oversee the global Expansion Team and manage all activities required to launch new Boundless Life destinations.

Lead the real estate fundraising strategy and execution, including launching and managing a dedicated real estate fund.
- Secure, develop, and maintain a global property portfolio that meets Boundless standards and long-term business goals.

**What you’ll Do**

**Location Strategy & Pipeline**

Create and refine frameworks for location selection using financial modeling, customer insights, and regulatory considerations.

Maintain a live database of market trends, legal frameworks, and property opportunities across priority regions.Evaluate and approve destination proposals in coordination with leadership, ensuring alignment with business objectives.
- Negotiate favorable terms with developers and property owners.

**Property Development & Setup**

Source and assess properties in collaboration with the Expansion Team.

Oversee due diligence, lease or purchase negotiations, renovation planning, and FF&E setup.
- Ensure all new properties meet Boundless design and operational standards and are launch-ready on schedule.

**Portfolio Management**

Lead the ongoing operations of Boundless Life’s leased and owned properties, including renewals, upgrades, and capital improvements.

Define asset lifecycle plans and ensure performance is aligned with business targets and family satisfaction.
- Implement post-launch feedback loops to inform future property design and expansion processes.

**Fund Strategy & Management**

Co-develop and manage the Boundless Real Estate Fund in collaboration with the CEO and finance/legal teams.

Drive investor relations, capital raising efforts, and strategic capital deployment.Ensure legal structuring, compliance, and transparent reporting.
- Align acquisitions, dispositions, and renovations with fund objectives and investor expectations.

**Team Leadership & Systems**

Lead a multidisciplinary team including Development, Acquisition, and Project Management.

Establish standardized systems, checklists, and playbooks to support efficient and repeatable expansion processes.
- Collaborate cross-functionally with Finance, Legal, Tech, Education, and Hospitality to ensure seamless integration of new properties into the Boundless ecosystem.
