The Role

We are looking for a rockstar Property Management & Asset Operations Intern to join our high-performing team. This is a hands-on role: you will manage live buildings, work directly with contractors and suppliers, and use data and analytics to improve NOI.

You won't just observe—you will own operational results, optimize asset performance, and help make strategic, data-backed decisions.

Drive Asset Performance & NOI

  • Monitor daily operations of Cohabs coliving buildings, focusing on technical maintenance, tenant experience, and operational efficiency
  • Implement and track preventive and corrective maintenance plans to reduce costs and protect asset value
  • Analyze building performance and operational data to identify NOI improvement opportunities and implement solutions

Contractor & Vendor Management

  • Manage relationships with general contractors, technicians, and suppliers
  • Track quality, timelines, and costs; negotiate where needed to optimize spend
  • Ensure all work meets Cohabs standards and is delivered on time and budget

Data-Driven Analysis & Reporting

  • Use Excel extensively to track budgets, timelines, and building performance metrics
  • Build dashboards and reports to support data-backed operational decisions
  • Experience with data analysis tools (Tableau, Power BI, Python, SQL, etc.) is a strong plus

On-Site Execution & Problem-Solving

  • Conduct regular site visits to ensure smooth operations and high standards
  • Anticipate risks, solve problems quickly, and implement improvements independently
  • Collaborate with internal teams to ensure brand, design, and operational standards are consistently delivered

Who You Are

  • Fluent in Italian (C2); fluent English (C1); French is a plus
  • Highly proficient in Excel (building models, KPIs, reporting)
  • Strong numerical and analytical mindset; experience with data analysis tools is a bonus
  • Academic background from either a top engineering school (e.g., Politecnico or equivalent) or a top finance/economics school (e.g., Bocconi or equivalent)
  • Comfortable on construction sites and operational environments
  • Strong negotiation, problem-solving, and communication skills
  • Proactive, ownership-driven, and ready to make an impact
