Are you ready to manage high-impact real estate transactions that shape how Amazon operates and grows? As a Transaction Manager III, you will lead complex lease, renewal, and build-to-suit transactions across a dynamic portfolio. You will define transaction strategies where none exist, navigate ambiguity, and drive results that directly influence network capacity and long-term business goals. This role calls for someone who is resourceful, collaborative, and skilled at turning data into actionable recommendations — someone who thrives when partnering across teams to solve real problems with real consequences. If you are energized by negotiation, strategic thinking, and making things happen in the world of commercial real estate, we want to hear from you.
Key job responsibilities
- Lead complex real estate transactions — including leases, renewals, acquisitions, dispositions, and build-to-suit deals — from strategy development through execution, ensuring alignment with organizational objectives and network capacity goals.
- Drive due diligence activities by evaluating reports, identifying risks, onboarding new providers, and aggregating data from multiple sources to deliver clear recommendations to internal and external partners.
- Oversee critical-date reporting and portfolio management processes, ensuring accuracy and quality while identifying opportunities to optimize asset value and mitigate risk across the portfolio.
- Build and maintain strategic relationships with brokers, developers, landlords, internal stakeholders, and cross-functional teams, managing expectations and aligning priorities to reach consensus on transaction decisions.
- Author effective narratives and present recommendations to senior leadership, clearly communicating trade-offs, progress, and outcomes while proactively identifying process improvements that streamline project delivery. A day in the life You might start your morning reviewing critical-date reports and preparing a cash flow analysis for an upcoming lease renewal. By midday, you are leading a call with a developer and internal partners to align on milestones for a build-to-suit project, flagging risks and proposing solutions in real time. In the afternoon, you draft a narrative summarizing transaction options for a director review, then connect with your broker to evaluate new market opportunities. Throughout it all, you are mentoring teammates and finding ways to simplify how your team works.
