JOB SCOPE AND MAIN RESPONSIBILITIES:

 

A Retail Real Estate Manager is responsible for overseeing regional real estate operations, encompassing leasing, purchasing, occupancy, sales, profitability of the retail network, and ensuring compliance with the group's growth strategy. They engage in communication with landlords to assess and resolve disputes, while ensuring the maintenance and enhancement of the store portfolio, with a focus on optimizing sales and minimizing costs. In this capacity, the incumbent will negotiate rental agreements, procure supplies, and supervise staff and dealmakers.

A Retail Real Estate Manager serves as a strategic business partner, collaborating with the Country Manager or Business Head to sustain and enhance both the top and bottom lines. They play a pivotal role in defining strategic plans to ensure that the property portfolio aligns with the brand positioning and commercial strategy. This entails maintaining alignment with the banner's positioning and commercial strategy, thereby contributing significantly to the overall business objectives.

To ensure effectiveness, the Real Estate Manager should possess significant experience in real estate management and adept negotiation skills.

 

AREAS OF RESPONSIBILITIES AND RELATED ACTIVITIES:

 

  • Managing property acquisition, disposition, leasing, and development.
  • Monitoring financial performance related to real estate assets.
  • Determining rental rates and engaging in lease negotiations.
  • Negotiating agreements with landlords, brokers, and vendors associated with malls.
  • Providing owners with updates on occupancy levels and lease expirations.
  • Addressing tenant and resident grievances.
  • Delegating responsibilities to appropriate team members.
  • Demonstrating strong leadership and communication abilities
