This is not the ordinary job. Looking at our future expansion and the disruptive angle in our concept, this calls for an entrepreneurial way of work. Together with the Commercial developer, our Design team and external contractors you will gear up to build that awesomely fun and cool hotel

Your involvement commences as soon as the business case is signed off and continues right through to delivery. After the building permit is submitted, your focus is on project management from the pre-construction phase until handover to the TSH operations team. Your main target is delivering a project in the TSH spirit, with optimal quality, on time and within budget.

You report to the Regional Development Director and work closely together with the Head of Technical Development and Commercial Development Manager. You'll also work with a team of internal and external designers, preferred suppliers and a variety of contractors. We are looking for an open person with a strong technical background and good communication skills. In addition, we are looking for someone with negotiation skills who can manage a project while building and maintaining relationships.

And with our new open properties in Madrid, Barcelona and Toulouse, our unique hospitality concept is truly taking root in the heart of Europe.

**What You'll Do**:

- Select and (indirectly) manage external partners including architects, technical advisors, legal consultants, construction partners, etc.
- Coordinate and negotiate with external partners such as municipalities (permits), local markets (universities/ hoteliers), third party rentals within the project.
- Coordinate the project in terms of defining the concept and process management in order to achieve business case targets (e.g. timing/ revenue/ cost).
- Manage the design and construction phases of a project. You lead the team(s) on a daily basis according to progress, quality and budget (you are usually working on two projects at a time).
- Review work progress, prepare internal and external reports and sign-offs with a focus on optimization in terms of design, quality, planning and budget.
- As part of the development team, you aim to meet all goals set in the business case: realise the project according to plan
- On time and within budget turn key delivery of the project towards a grand opening and smooth handover to the TSH operational team (hotel operations).
- Preparing the tender strategy together with your team and select, negotiate and form contract partners including architects, technical advisers and construction partners.
- Coordinate and align the requirements, goals and needs of the TSH operational team, TSH interior design team and LivingLab (CSR & innovation) in the project.
- Manage the construction process accordingly with the strategy defined and milestones.
- Create development budgets and program. Analyse detailed construction (hard and soft costs) and development budgets.
- Providing coaching, direction and leadership support to team members.
- Support the sourcing team by analysing potential new projects.

**Who You Are**:

- You have a minimum of 5 years' experience in Development / Construction Management and a relevant Master degree;
- You're proficient in Italian and English (written and spoken) and international mindset
- You have a Master's degree in Engineering or Architecture
- You have a commercial focus and understanding that the importance of a good relationship;
- You're able to set up and roll out complex contracts;
- You have strong negotiating and influencing skills and great problem solving skills;
- You have experience in financial planning;
- You have an all-hands-on-deck, fully committed approach;
- You're flexible and adaptable to change;
- You're open to travel and will have frequent travel to the TSH headquarters in the Netherlands and different locations in Italy;
- Having experience in hospitality related projects; hotel/ student accommodation/ restaurants, etc. is a huge plus;
- Do you speak additional European languages (Spanish, German, French)? The more the merrier
- You're legally allowed to work in Italy.
