**The Position**
**REAL ESTATE SALES DIRECTOR (PRIVATE VILLAS)**
**Main purpose**:
The Real Estate Sales Director is in charge of the strategy of the sales of the Rocco Forte Private Villas at an international level.
Reports to: General Manager Verdura Resort & Private Villas; Managing Director Southern Italy (dotted line).
**Main duties and responsibilities**:
- Develop and implement Sales & Marketing strategies and budgets;
- Come up with pricing strategy to maximise sales - including collating feedback on pricing at comparables, new launches / phases / sell out (in Italy and elsewhere if relevant);
- Reporting on pricing to demonstrate where Verdura sits comparatively against similar resorts / other projects worldwide;
- Conduct or organise visits with potential clients;
- Represent the vendors in negotiation with prospective buyers (to include the provision of written weekly reporting update of status of negotiations);
- Follow up with key partners (Vendors) on PR, sales and marketing programs;
- Keep up to date with trends in the local residential property market and share findings via structure reporting on a regular basis (to include summary of trends/ lender engagement in the market / launches);
- Work with Verdura marketing, cluster and Centre to develop synergies for sales;
- Handle resales;
- Review all legal contracts and ensure they are accurate;
- Work with resort colleagues relating to individual rental pool management, use of resort facilities and owners benefits (ensure all material relating to these are up to date);
- Handle daily applicant enquiries, calls and visits and from main office and external agency network ensuring accurate details are provided on the same day (logging relevant communications in writing and providing as annexures to weekly reports);
- Carry out viewings with prospective purchasers. (When necessary) - logging each viewing and any feedback in weekly report;
- Maintain records on up-to-date on a daily basis, chasing applicants and archiving where necessary;
- Maintain website information, sales brochures, price lists, specification lists and displays.

**Other requirements**:
- Excellent verbal and written communication;
- Fluent English speaker; Italian as second language (but not essential);
- Good IT skills - Microsoft Office and databases;
- Car driving license.
