Per un'azienda cliente con sede a Milano, leader internazionale nel settore Real Estate, stiamo cercando un **"Technical Property & Facility Manager" **su Roma.

Ricerchiamo una risorsa fortemente motivata ad intraprendere un percorso professionale, che abbia già sviluppato una discreta esperienza e competenza nell’ambito delle gestione técnica di immobili aventi differenti destinazioni d’uso, con prevalente focus su retail e shopping center e con conseguente conoscenza delle diverse dinamiche gestionali che tali destinazioni d’uso richiedono.

**Le attività di cui si occuperà includono, a titolo indicativo e non esaustivo**:

- Gestione rapporti con i fornitori, conduttori e affittuari;
- Rapporti con la Proprietà;
- Coordinamento e Controllo delle attività tecnico-manutentive del centro commerciale;
- Supporto alla gestione dei servizi comuni del centro commerciale in collaborazione con gli altri componenti del team di direzione;
- Collaborazione con RSPP del centro per supporto documentale;
- Organizzazione delle gare d’appalto e coordinamento/monitoraggio delle imprese coinvolte nell’erogazione dei servizi e manutenzioni all’edificio;
- Sopralluoghi ricognitivi periodici presso gli immobili in gestione con relativa reportistica técnica;
- Verifica e monitoraggio delle condizioni di sicurezza degli immobili in gestione nonchè monitoraggio delle verifiche di legge;
- Monitoraggio ed analisi dei consumi energetici con particolare riferimento alle utenze comuni degli immobili in gestione;
- Redazione, analisi ed ottimizzazione dei budget relativi a servizi e manutenzioni, opere ordinarie e straordinarie, capex, adeguamenti normativi;
- Gestione dei sinistri assicurativi;
- Costante aggiornamento degli archivi informatici nell’ambito della gestione;
- Utilizzo software per la gestione degli immobili;
- Coordinamento degli eventuali professionisti coinvolti su specifiche attività tecnico-professionali, quali a titolo esemplificativo le regolarizzazioni edilizie e catastali, la produzione di APE, il rinnovo dei CPI, ecc

**Requisiti**:

- Diploma di scuola secondaria di indirizzo tecnico (es. geometra, perito), Diploma di Laurea e/o Laurea Magistrale in Architettura o Ingegneria;
- Almeno 3 anni di esperienza nella gestione di immobili con prevalente destinazione d’uso retail (shopping center);
- Buona conoscenza del pacchetto Office;
- Buona conoscenza scritta e parlata della lingua Inglese;
- Buona conoscenza dei principali software utilizzati in ambito tecnico;
- Flessibilità, forte motivazione e determinazione al raggiungimento degli obiettivi preposti;
- Propensione al lavoro di squadra;
- Spiccata attitudine al problem solving;
