Job Description

Primark, a leading international fashion retail company, is seeking a highly skilled Real Estate Expansion Manager to join its Property team in Milan Head Office.

Key Responsibilities:

  • Identify and acquire suitable sites for new store openings in Italy, working closely with the Italy Property Director.
  • Manage Primark's existing property assets, ensuring optimal use and value.
  • Collaborate with project personnel to ensure successful store openings, providing expertise on property agreements, title issues, and other property-related matters.
  • Negotiate terms for new stores and manage the transaction process.
  • Liaise with the Data Manager to maintain accurate property data and ensure timely lease setup and tracking.
  • Manage lease extensions, rent reviews, and existing portfolio.
  • Stay up-to-date with professional development, maintaining expertise on property issues and changes in property law and planning policy.
  • Ensure projects are delivered on time and within budget, assembling necessary documents and managing progress through regular stakeholder dialogue.

Requirements:

  • Education to degree level, with a minimum of 5 years' experience in the retail/real estate industry.
  • Established network of landlord, developer, and agency contacts.
  • Good working knowledge of High Streets and Shopping Centres in Italy.
  • Financial and legal knowledge related to retail/real estate transactions.
  • Good English knowledge.
  • Excellent negotiation skills, with experience in retail lease agreements.
  • High energy, flexible, results-oriented, self-starting individual, capable of quickly taking control of responsibilities.
  • Problem-solving and organizing skills, with the ability to coordinate and manage multiple projects and initiatives under tight deadlines.
  • Capability to remain calm under pressure and manage conflicting priorities.
  • Availability for constant travel.
  • Strong computer and IT literacy skills.
