We are looking for **Lease Manager - Italy**
As a Sales Market Lease Manager, you are responsible for the management of the store portfolio in a specific geographic region in a specified country (Italy).
- You are responsible for:_
- _ Enabling long term growth by finding top locations for new stores_
- _ Obtaining the best possible deals by negotiating lease contracts with property owners_
- _ Optimizing the existing portfolio by Lease actions for existing stores (renegotiations, rebuilds, extensions and terminations)_
The role of Lease Manager is about internal and external collaboration working with the future and taking into consideration how much the world changes all the time.
**KEY RESPONSIBILITIES**
**Enable long term growth**
- You create growth strategy by developing and maintaining the road map for the geographic region
- Ensure full potential in geographic region is mapped and added to the roadmap
- Secure competition is continuously mapped
- You are responsible for creating and following up on pipeline
**Obtain the best possible deals**
- You enable the optimization of each deal’s selling, location and profitability
- Recommend the full business case in terms of fit with market strategy, location requirements, commercial idea, configuration of space, economic and legal terms and present ready negotiated business cases for approval by country management
- You coordinate in a positive and collaborative way with other functions before finalizing the negotiations (construction, interior responsible, accounting, HR, marketing, merchandising, visual, security, etc.)
- You help to facilitate the deal through the legal and construction process
**Optimize the existing portfolio**
- You ensure that the portfolio is commercially competitive in the geographic area
- Negotiate lease actions for existing stores (breaks, terminations, lease term, extensions, rent reductions)
- You are always looking for ways to improve the portfolio, keeping in mind long term impact
**Collaboration**
- You work in close collaboration with the Expansion Manager to set and implement the strategy in your market
- You work cross-functionally, collaborating with teams as commercial, legal, construction and facility to secure the best overall result for the business
- You understand involvement of all other stakeholders and secure their input in the project time plan and service scope delivery
**Qualifications**:

- Leasing skills and good legal understanding
- Strategic planning and long-term vision
- Planning & Organizing
- Multi-tasker with strong prioritization skills
- You remain calm and positive in difficult situations and under pressure
- Balance between long-term and short-term planning
- Good financial understanding and analytical skillset
- Results driven
- ** Excellent knowledge of Italian and English language is required**:
- Knowledge in MS Office, more specifically Outlook, Excel, PowerPoint, Power BI and MS Team
**EDUCATION & EXPERIENCE**
- Bachelor or master’s degree in Real Estate, Business/Economics or similar
- At least 3 years of working experience from leasing, controlling and/or real estate, preferably within the retail industry
