Residences Supervisor

Falkensteiner Hotels & Residences is seeking a highly skilled and experienced Residences Supervisor to join our team. As a key member of our operations team, you will be responsible for ensuring the smooth day-to-day management of our aparthotel residences.

• Strategic Goal Achievement: Monitor and recognize strategic goals to ensure the successful operation of the re-rental aparthotel.
• Communication and Collaboration: Regularly communicate with apartment owners regarding terms of personal use of the apartment on the re-rental program and participate in internal meetings.
• Team Collaboration: Work closely with the General Manager, FOM, and Housekeeping department to manage and ensure all Residences Owner's requests are met and fulfilled.
• Business Operations: Organize and coordinate the entire business within the aparthotel according to management instructions.
• Renovation and Adaptation: Coordinate renovation and adaptation works in the apartments.
• Owner Communication: Communicate the terms of use of the apartment with the owners.
• Regular Communication: Regularly communicate with apartment owners regarding apartment maintenance and contracts.
• Occupancy Monitoring: Monitor the occupancy of apartments under lease agreements and make calculations for the owner's rental invoices.
• Financial Management: Monitor Pay-Master accounts for owner's extra charge, prepare Pro-forma invoices on a regular basis, and close bills and send invoices properly.
• Cleaning and Preparation: Organize cleaning and preparation of apartments for the arrival of the owner.
• Periodic Control: Periodically control the owner's apartments that are rented out.
• Building Management: Monitor and control the work of the building manager's & external employees in the building.
• Common Area Maintenance: Propose and agree on the necessary actions and repairs of the common areas of the building in agreement with the owners committee.
• Apartment Monitoring: Regularly monitor the apartments - also when owners are away.
• Additional Services: Regular cleaning service for the apartments on request, minor repairs, maintenance work with the internal technical department, and after suggestion of our Executive Engineer, external suppliers if necessary.

• Language Skills: Fluent in English & German with strong Front Office background.
• Education: Completed hospitality vocational training.
• Professional Appearance: Professional appearance and outstanding manners.
• Communication Skills: Outstanding communication skills and a compelling and engaging demeanor.
• Technical Skills: Good Microsoft Office skills and Protel skills is an advantage.
• Attitude and Mindset: A can-do attitude, hands-on mentality, and strong solution orientation.
