Residences Operations Manager

Job OverviewAs a Residences Operations Manager, you will play a crucial role in the successful operation of our re-rental aparthotel. You will be responsible for recognizing and monitoring strategic goals, ensuring the smooth execution of daily tasks, and maintaining open communication with apartment owners.
Responsibilities- Recognize and monitor strategic goals to ensure successful operation of the re-rental aparthotel.
- Maintain regular communication with apartment owners regarding terms of personal use of the apartment on re-rental program and participate in internal meetings.
- Work closely together with the General Manager - FOM & Housekeeping department to manage and ensure all Residences Owner's requests are met and fulfilled.
- According to management instructions, organize and coordinate the entire business within the aparthotel.
- Coordinate renovation and adaptation works in the apartments.
- Communicate the terms of use of the apartment with the owners.
- Regular oral and written communication with apartment owners regarding apartment maintenance and contracts.
- Monitor the occupancy of apartments under lease agreements and make calculations for the owner's rental invoices.
- Monitor Pay-Master accounts for owner's extra charge, prepare Pro-forma invoices on regular basis and together with FOM close bills and send invoice properly.
- Organize cleaning and preparation of apartments for the arrival of the owner.
- Periodic control of the owner's apartments that are rented out.
- Monitor and control the work of the building manager's & external employees in the building.
- Propose and agree on the necessary actions and repairs of the common areas of the building in agreement with the owners committee.
- Fluent in English and German with strong Front Office background.
- Completed hospitality vocational training.
- Professional appearance and outstanding manners.
- Outstanding communication skills and a compelling and engaging demeanor.
- Good Microsoft Office skills and Protel skills is an advantage.
- A can-do attitude, hands-on mentality, and strong solution orientation.
The estimated salary for this position is approximately €45,000 - €55,000 per year, depending on experience and qualifications.
