Vitali Spa, leader nel settore delle costruzioni e dello sviluppo immobiliare e infrastrutturale italiano, è in fase di forte espansione con progetti acquisiti e in corso di acquisizione di elevata complessità operativa e gestionale. L'azienda opera sia in ambito immobiliare (sviluppi urbani, complessi uffici, logistiche, data center) che infrastrutturale (rifacimento di aeroporti, strade e autostrade). In questo contesto, stiamo cercando una figura di Architetto / Business Developer specializzato nella gestione delle commesse, con comprovata esperienza nel settore immobiliare. Responsabilità Principali 1. Business Development e Rapporti con i ClientiIdentificazione Opportunità: Analizzare il mercato, identificare nuove aree edificabili o riqualificabili e sviluppare nuove opportunità di business in linea con la strategia aziendale (Logistica, Industriale, Data Center). Gestione Clienti e Stakeholder: Stabilire e mantenere relazioni strategiche con potenziali clienti finali (utenti), fondi di investimento e broker immobiliari per comprendere le esigenze del mercato e veicolare le proposte di sviluppo. Studi di Fattibilità: Curare la fase preliminare di ogni progetto. Promozione Commerciale: Presentare i concept di sviluppo a clienti e partner, fungendo da interfaccia tecnica e commerciale dell'azienda.2. Project Management e Iter AutorizzativoGestione dell'Iter Amministrativo: Guidare e monitorare l'intero processo di ottenimento dei permessi e delle autorizzazioni urbanistiche necessarie (es. Piani Attuativi, Permessi di Costruire, SCIA, AUA) presso gli Enti Locali e Regionali. Coordinamento dei Professionisti Esterni: Selezionare, negoziare e coordinare le attività dei consulenti esterni (studi legali, progettisti, urbanisti), garantendo il rispetto dei tempi e dei budget concordati per l'ottenimento dei titoli abilitativi. Risk Management (Autorizzazioni): Identificare e mitigare i rischi legati ai tempi e alle procedure amministrative, proponendo soluzioni per accelerare i processi di permitting. Transizione Progetto: Gestire il passaggio di consegne tra la fase di sviluppo (land acquisition e permitting) e l'inizio della fase esecutiva (costruzione).Formazione: Laurea in Ingegneria Edile / Civile o Architettura. Un Master in Real Estate o Project Management è considerato un plus. Esperienza: Almeno 3‑5 anni di esperienza in ruoli analoghi, preferibilmente in società di sviluppo immobiliare, General Contractor o studi di progettazione con forte focus sul permitting di progetti complessi. Competenze Settoriali: Solida conoscenza degli iter autorizzativi urbanistici e ambientali (L. 1150 / 42, D.P.R. 380 / 01, procedure di VIA / VAS). La conoscenza delle normative relative a Logistica e / o Data Center è un forte vantaggio. Eccellenti capacità di negoziazione e comunicazione (necessarie per interfacciarsi con Amministrazioni Pubbliche, clienti e professionisti). Visione strategica e orientamento al risultato. Capacità di gestire progetti complessi e coordinare team multidisciplinari. Forte orientamento al business e attitudine commerciale.
