Pre-Development Director

Pre-Development DirectorThe Pre-Development Director is primarily responsible for leading and managing the pre-development activities on our Italian project(s).The Pre-development Director will interact and interface on a daily basis with multiple QTS teams including but not limited to Corporate Real Estate Investment Development and Data Center Operations teams.The Pre Development Director will become the main interface for key external stakeholders – including local authorities – associated with the projects.The role requires strong interpersonal communication and organizational skills, self-directed ability to convey and deliver executive narratives, and a strong background in data center or large scale developments.Proven experience in site selection processes, planning & permitting, technical and environmental due diligence, design engineering, and operational requirements is essential.ResponsibilitiesCoordinate with real estate due diligence efforts on potential or new land banks and properties, evaluating opportunities to design & build new data centers by working with key stakeholders: Corporate Real Estate Connectivity Power & Construction teams.Develop planning & permit timelines for new properties and data centers.Develop initial target investment budgets for design and construction of new properties.Lead design planning and permit activities for key projects as assigned, especially new greenfields.Ensure designs are consistent with QTS approved standards and evaluate areas where standards should be improved.Provide leadership and consultation for design teams to generate construction documents for interior environments promoting adherence to QTS interior standards, design intent, and execution.Coach design and construction teams on project documentation and delivery compliance with the company design standards set by the QTS Standards Committee.Support continuous improvement of company design standards and drive efficiency of standardized property development deployment.Create and communicate updates on development program & project status on a regular basis suitable for executive level reviews.Effectively present information to support efficient decision making.Collaborate with Sales Engineers and Product teams to aid in custom deal solutioning for prospective clients within the applicable schedule and budget for an assigned location.Establish and maintain relationships serving as liaison with key QTS stakeholders.Create and build relationships that enhance QTS's ability to lead in creating the world's most valuable data center real estate.Work with the internal development team to enhance project management processes and protocols.Assist with special projects as needed.Basic QualificationsBachelor's degree in Science or Engineering or equivalent professional experience.Ten or more years of professional experience in commercial construction practices and procedures, including management of contracts and project delivery methods from conceptual development through procurement to close out.Experience with Microsoft Office suite, specifically PowerPoint for communicating program updates to executive level and Excel to create and maintain site program & individual project budgets.Preferred QualificationsMBA, Masters in Engineering Management or related field desirable.Experience with delivery of mission-critical data center facilities.Extensive experience managing MEP trades.Knowledge, Skills & AbilitiesExcellent interpersonal and communications skills with the ability to interface with all levels of the organization.Proven team player that fosters and operates well within internal and external team environments.Able to solve problems at a tactical and functional level.Strong verbal and written communication skills.The duties and responsibilities described here are not exhaustive and additional assignments, duties or responsibilities may be required of this position.Assignments, duties and responsibilities may be changed at any time with or without notice by QTS in its sole discretion.We provide individuals with disabilities reasonable accommodations to participate in the job application or interview process to perform essential job functions and to receive other benefits and privileges of employment in accordance with applicable law.Please contact us to request an accommodation.Employment Type: Full-TimeVacancy: 1#J-*****-Ljbffr
