Position Overview

We are in search of a detail-oriented and proactive Preconstruction Manager to assist with construction initiatives, emphasizing pre-construction estimating and cost optimization at a programmatic level. This role is integral to the Development Delivery team, providing professional cost analysis and insights for prospective developments and ongoing projects, guiding capital expenditure decisions across EMEA.

You will have the unique opportunity to deliver immediate feedback on cost factors, from site-specific characteristics to potential savings and alternative technology assessments. Responsibilities include generating financial proformas, reviewing general contractor proposals, collaborating with the Design team on value engineering and cost-saving opportunities, and evaluating major trade bid packages. You will also support development management and delivery teams with professional cost analysis and estimating capabilities.

Key Responsibilities:

  • Lead the creation of Capital Expenditure Proformas for new site developments within Vantage's portfolio, focusing on cost studies throughout all project development stages, particularly during conceptual planning and pre-construction phases.
  • Enhance and maintain company processes and procedures related to our internal project development cost database to inform future capital expenditure decisions.
  • Prepare independent internal take-offs and cost estimates from conceptual designs to construction documentation.
  • Coordinate with internal stakeholders to identify cost and schedule risks associated with prospective projects.
  • Act as a subject matter expert on construction and development costs across EMEA markets for internal stakeholders.
  • Review complex proposals from general contractors and major trades for new projects, assisting local project teams in evaluating cost, scope, and schedule implications.
  • Ensure comprehensive project work scope is included in estimates; verify all scope, durations, and assumptions to support budget authorization and release.
  • Research innovative products and installation techniques, developing cost roadmaps to ensure competitive pricing related to sustainability and data center design initiatives.
  • Collaborate with peers to drive continuous improvement in business processes.
  • Analyze drawings, specifications, proposals, and other documentation to prepare, review, and comment on time, cost, and labor estimates for projects.
  • Conduct quantity take-offs as a separate validation of contractor pricing, ensuring alignment with project goals.
  • Implement lessons learned to maintain accurate and competitive estimating data.
  • Manage competing priorities effectively in a dynamic environment.
  • Develop and nurture relationships with subcontractors and partners.

Qualifications:

  • Bachelor's degree in Engineering or a relevant discipline, or an equivalent combination of education and experience.
  • A minimum of 12 years of related experience.
  • Proven experience leading budgeting and pricing efforts for new construction across all trade disciplines.
  • Preferred experience in Data Center, Oil & Gas Civil/MEP estimating.
  • Experience with greenfield and brownfield new construction estimating is preferred.
  • Comprehensive knowledge of all engineering scopes, including electrical, mechanical, structural, and civil.
  • Expertise in technical processes, engineering standards, and state and federal codes, with a strong ability to analyze data and generate reports for review.
  • Demonstrated proficiency in cost/estimating software.
  • Experience in preparing and reviewing contingency evaluations, durations, and reconciliations for estimates.
  • Ability to interpret construction plans, drawings, sketches, and specifications.
  • Familiarity with ProCore and Power BI.
  • Extensive experience with Microsoft Office tools, including MS Project, Excel, PowerPoint, SharePoint, and Word, for managing and reporting estimate throughput and labor allocation.
  • Willingness to travel, with expectations of up to 20%, which may increase as business needs evolve.
