Job Overview:

What You Will Need:

- A minimum of 10 years of managerial experience in real estate development, preferably in large-scale retail or investment sectors.
- Extensive background (at least 10 years) in negotiating contracts with landowners, landlords, and other stakeholders.
- Proven experience in engaging with public authorities.
- Strong understanding of urban planning and the permitting process.
- An academic degree in law, urban planning, architecture, or engineering.

Financial Management:
- Expertise in planning, organizing, and overseeing costs and expenditures for a business.

Risk Management:
- Ability to identify and mitigate risks within a business context.

Project Management:
- Proficient in initiating, planning, executing, controlling, and closing projects.

Change Management:
- Skilled in developing and implementing change initiatives while managing stakeholder expectations.

Real Estate Development Knowledge:
- Comprehensive understanding of the entire process from land scouting and acquisition to zoning, planning, development, and permitting.

Sustainable Development:
- Ability to evaluate sites (including urban locations and brownfields) to meet sustainability criteria during real estate development.
- Knowledge of integrating sustainability requirements into site selection processes.

Real Estate Transactions:
- Proficient in investigating, negotiating, structuring deals, securing permits, and acquiring properties to meet diverse business needs.

Leadership Skills:
- Demonstrated capability in leading teams effectively.

Innovation and Performance:
- Encourages creative ideas that add value and provides constructive feedback to enhance individual and group performance.

Relationship Management:
- Develops collaborative relationships to support current and future objectives.
- Proficient communication skills in English and Italian.

Daily Responsibilities:

Oversee the acquisition and divestment of locations in alignment with the real estate strategy of the organization, ensuring safe, compliant, sustainable, and innovative property solutions that fulfill business requirements.

Manage costs and risks associated with property acquisition, divestment, zoning, planning, permitting, valuation, and operations.
Coordinate the engagement of external consultants and stakeholders necessary for real estate development tasks.
Assist in defining, developing, and implementing internal strategies and processes related to real estate.
Cultivate working relationships with local authorities and communities, proactively engaging them to secure support for development, planning, and permitting of various business initiatives.
Supervise the approval and execution of public infrastructure, utilities, and off-site improvements related to Ingka Group properties.

Collaborate with internal functions, real estate partners, and local authorities to finalize projects, ensuring compliance with legal obligations and satisfactory handover of completed projects along with necessary documentation.
