About the Role

Waterton is a leading real estate investment and property management firm seeking a skilled Maintenance Operations Manager to join our team. As a key member of our operations team, you will be responsible for overseeing the maintenance and upkeep of our properties, ensuring that they are safe, clean, and well-maintained for our residents.

Key Responsibilities
  • Supervise and Direct Maintenance Staff: Provide guidance and oversight to maintenance associates to ensure that service requests are completed efficiently and effectively.
  • Develop and Implement Maintenance Schedules: Create and execute preventive maintenance schedules to minimize downtime and ensure that properties are well-maintained.
  • Conduct Property Inspections: Regularly inspect properties to identify potential issues and ensure that they meet safety and cleanliness standards.
  • Oversee Make-Ready Process: Coordinate with the community manager to ensure that apartments are ready for occupancy, including move-in/move-out inspections, electrical, HVAC, plumbing, and appliance repairs.
  • Manage Maintenance Budget: Work with the community manager to prepare and manage the maintenance budget, ensuring that costs remain within approved limits.
  • Partner with Community Manager: Collaborate with the community manager on employee lifecycle management, including recruitment, hiring, training, and performance management for the maintenance team.
Requirements
  • Leadership and Team Management: Proven ability to lead and motivate a team, with a focus on customer service and quality results.
  • Maintenance Experience: Minimum 2 years of experience in maintenance operations, with a focus on property management.
  • Technical Skills: EPA-CFC certification required; EPA-LBP certification required for properties older than 1978.
  • Communication and Interpersonal Skills: Excellent communication and interpersonal skills, with the ability to work effectively with residents, staff, and external vendors.
